Top Tips to Prepare your Home to Sell this Holiday Season

With mere days left before October, the Holiday Season is swiftly approaching, and if you are planning to list your home for sale this year the time to start preparing is here. While we do recommend scheduling an appointment with our team for a personalized consultation to help get your home market ready, here are some general tips we hope help you get started.

  • Freshen up curb appeal with seasonal plants & flowers that can withstand a touch of cooler weather such as pansies, asters, sedum, & of course beautifully blooming mums. Consider accenting your Fall porch with decorative items like pumpkins or gourds, and freshen up any flower beds as needed with fresh mulch or pine straw.
  • With the cooler Fall weather comes shorter evenings with progressively earlier sunsets. This is a great time of year to assess any landscape lighting & consider refreshing your outdoor lighting to prepare for those Winter evenings when it gets dark sooner. This will help your home to shine during evening showings & help you to see better when arriving home from work or other errands.

  • With colder weather on the way, it is also a good time to have your HVAC checked prior to switching on the heat. It is also a great time to make sure you have air filters ready to swap out before cranking on the heat.

  • Take some time to walk through your home and identify items that need touching up or quick repairs (we can help with this). We always recommend fixing anything easy that you feel confident fixing yourself or that a trust handy person can easily take care of.

  • Consider getting your home photo ready sooner than later. Having too many holiday decorations in marketing photos will remind potential buyers of the time your home hit the market, and the exterior of most homes will look better now than in December when trees are bare. Slight caveat here is that if your home is lakefront or actually looks better outside or has a better view when the trees are bare, then you are fine to wait for those leaves to fall.
